Applying for a Real Estate Residence Permit in Turkey

I visited Turkey early this year and bought a house in Istanbul in March. I plan to go back to Turkey in October and I plan to apply for a Real Estate Residence permit. The house is purchased with my name only, but I plan to apply for my whole family (me & wife and two kids). We're very excited to get the permit, but since the house is in my name only. Would be able to make single application for all of us ? Or each family member has to make separate application ?
Also I was wondering if it would be possible to apply online before our October trip, this way we can have our appointment as early as possible when we arrive. This way we can get TC number and get internet account, permanent mobile account as soon as we arrive.

You can't apply before you arrive in Turkey, you can only apply once you are here. As you wife's name is not on the house paperwork, she will have to apply for a residence permit for touristic purposes. She will only be granted one year while you MAY be eligible to apply for two years on the basis of owning property. That said, if you pay for a two year permit for yourself but they only grant one year, it is impossible to get the second year refunded in Istanbul. I know this from personal experience. Unfortunately I can't help you as to how you apply for your children. Hopefully some else can.

I had heard from a friend that people were actually applying for residence permits before they came to Turkey. This didn't sound right to me, so I called the Göç İdaresi Genel Müdürlüğü (Directorate General of Migration Management) and asked them to make sure. Like Goreme said, one must be in Turkey before they can apply for a residence permit.

Regarding those I heard of who were alleged able to apply before they were in Turkey, the immigration specialist said the system isn't set up to prevent this. However, the applicant will probably go to their appointment and learn that their application was canceled.

I didn't think it was even possible to do that since, as I recall, the system asks you for information about when you entered Turkey and how.

Anyway, only apply for your residence permit after you've entered Turkey, with a visa.
