  1. Hi there, Pre-exposure rabies vaccine is very expensive here in the US and I am not sure if my health insurance would cover it. How big of a risk am I taking if I will move to Kepez or Aksu of Antalya without getting a rabies vaccine? How to avoid getting bitten by dogs or cats when I am physically in Antalya? If I don't touch dogs or cats, don't walk near them, is there a chance that they would lunge an attack at me with a bite? Did you get pre-exposure rabies vaccine prior to going to Turkey? Does Turkey offer pre-exposure rabies vaccine? How much does it cost in Turkey to get a pre-exposure rabies vaccine?
  2. Very well said. So the upstairs neighbor was straight lying to the police. I now will seriously consider to buy a Mustakil Ev or will not buy anything except a top floor duplex daire. Could you tell me what kinds of scams have you encountered throughout your life in Turkey? About 50% of the people I have encountered so far are scammers/want to take advantage of me. Dishonest Turkish Airbnb hosts everywhere, once I booked an Airbnb, can't contact a host, found the host via google search, told host to cancel, and hosts refuses to cancel even if it's due to his fault. Reported to Airbnb and Airbnb forced the host to cancel. It would have been a disaster if I didn't proactively contact the host to make sure the unit will be available when I arrive in Turkey. The hotel I booked in Antalya for cheap was also in an extremely bad condition, bathroom has no lights, no electricity, wifi was terrible, ac didn't work, basically like living in a refugee camp. What are all the scams you have encountered?
  3. Great insights my friend. Yes I'll be more likely to look into the Top floor, Dublex Daire, because for the same amount of money, one can get a much larger and newer Apartman than a Mustakil Ev. Most Mustakil Ev at the 500k TRY range are either so old it looks like a WWII house, or they are very small... But yeah I'll definitely seriously consider Mustakil Ev as well as Daires that MUST be on the top floor, MUST have 2 floors so I have as little exposure to the noisey, unruly neighbors as I physically can. Here in the US the noise issue is just as if not more prevalent as TR. I had this noisy roommate who is in his 20s moving in to the house which has a room that I rented and he started blasting LOUD subwoofer 7 hours a day with his TV and his XBOX. The experience was literal living hell. That has taught me never trust any neighbors and never give oneself any chance to be subjected to neighbor's potential noise problems because you NEVER know who you will live next to. Even if you have a good neighbor they could move out anytime on a whim and voila the next one that moves in will blast his loud TV 24/7 just to make you lose your sanity.
  4. Woah that is surely a very bothersome experience indeed! I guarantee you I'll experience the exact same thing if I purchase a unit with people above me or next to me, and it is simply frightening that people below us can still make our lives miserable. So what do you plan to do in the future to avoid such noisy people? Do you plan to either only by Mustakil Ev or do you think I will encounter less noise concerns if I buy a 2 floor top floor duplex daire?

Just wondering which documents during our residency process in Turkey will require us to input our religious belief on it? Do foreign residents in Turkey need to input or fill out their religious belief when applying for documents such as a residence permit or driver's license or any other kinds of documents?
  6. Hi there, so basically if a buyer pays for the price of the property through Wise, directly to the seller's bank account, it may take days to complete. Yet tapu transfer process requires both the buyer and the seller to be present at the tapu office to compete the transfer process. If the payment could take days to complete, or arrive at the seller's account, how would the buyer be assured that the seller won't run away with money?

  8. Hi there, I know that one has to start utilities after purchasing a Daire in Antalya. How do I initiate water, gas, electricity and internet after I made a purchase of a Daire? Do I have to go to the headquarters of each utility departments with my passport to get the process initiated? Any document that may be needed besides the passport?

And indeed I was looking around at the Kepez district, which has lower housing prices in general compared to Konyaalti as well as Muratpasa, where a nice new large Daire can go way up into the 1 million lira range. How much in taxes and fees and commissions have you had to pay for each apartment on top of their listing price? Was it a significant portion such as 8-10% on top of the listing price? Were you able to negotiate down the listing price by a meaningful margin such as 5000-10000 Liras?
  11. Hi there, it seems like the Turkish Gov has this initiative to demolish buildings that are built with subpar earthquake resistance or subpar construction quality. I've heard that buildings 5 year old or newer have stricter requirements and better resistance towards earthquakes. Is it true? Should I only shop for buildings 5 years or newer to avoid the possibility of it being demolished due to subpar construction or poor sound insulations?

  13. When I entered Turkey to Antalya in Jan of this year, I tried the same website at my Hostel, and it did not work at all. While I was in the Hostel in Muratpasa, Antalya... Same exact error.
  14. When I try to get it online, it tells me "unable to verify your info, please apply at the tax office" It just keep showing me this message and refuse to let me proceed when I apply using the Interaktif Vergi Dairesi site. Any suggestions or I shall just go to Vergi Dairesi in person?
  15. It seems like Taxes and Commissions would be an extremely costly add-on piggy backing on the sales price of a property. If the property i'll purchase is 500k Liras, if taxes is 4% and commission is 3%, wouldn't I be paying 35000 TRY in fees alone, minus all other small fees such as earthquake insurance, inspection and documentation fees? Are the taxes and commissions separate from the listing price on Hurriyet Emlak? Can they be negotiated into the sales price? Any tips and suggestions? Since an extra 35000 Lira would almost certainly deal a blow to my overall budget.
  16. Without my own property and purchasing a scanner/printer, getting a mere copy would also be a pain in the rear end... I know last time Mr C or you told me I can stop by a kiosk and get a copy but it would be a pain also when I don't know the language well...
  17. It seems like in order to purchase a property, I have to stop by Antalya's tax office and obtain a tax number. However before I purchase a property I must stay in some random Airbnb rental apartments. In this situation if the tax agency of Antalya asks me for an address, do I just supply the current address I lived in that temporary transitional apartment? How do I revise the address of my tax number after I moved into the apartment I buy? Do I need to amend the address with the Tax agency?
  18. Hi there, so I have been doing my property research on Hurriyet Emlak, The dream, top floor units I really loved cost anywhere between 375000 to 490000 TRY. On the other hand, I also find some non top floor, livable, 60-70 SQ M apartments in Kepez right next to the tram station for sale for 145000-150000 TRY. Is it worth it to pay 300000 to 350000 more Liras just to get my dream Daire, or maybe the 150000 TRY cheapo Daire isn't too bad? My main concern is the potential noise problem of the non Top floor 150k Daire, I know they were built with concrete and bricks but what do you think, is it potential existence of noisy neighbors upstairs worth the avoidance of these affordable 150k Daires in Antalya? Or one should just suck it up and pay up for the 300-350k top floor large apartment?
  19. I have filed multiple noise complaints here in Nevada and Ohio to my landlords and the result has been non existent. And yes I think newer Apts in TR have better sound insulations. Better get them new ones lol, but do you happen to know at which year did the Turkish construction authority start to require installation of sound insulation on buildings? @Ken Grubb

  21. Can we refuse to have anybody else's water heater to be installed on Our roof? Imagine if its in the US, nobody who lives top floor would allow this to happen.
  22. So when I am doing my property research I see a lot of solar water heaters place on the top floor. So are those solar water heaters occupying my space if I purchase a top floor unit? Or are the neighbors solar water heaters using a space that does not belong to anybody on top of the floor? What if those neighbors solar water heater leaks on to my property?
  23. This is in regarding to the 120 day rule of non Turkish taxed cell phones getting blocked using a Turkish Sim Card. If I have used the phone in January 2021 for a couple days with a Turkish sim card and then left Turkey, will my phone work with a new Turkish sim card when I go there this October?
  24. Since we couldn't pick and choose after we made the purchase of the property, we are basically stuck. So what can we do during the selection of the property avoid this issue? One thing I came up with is to only buy top floor units, and better, top floor units with 2-3 floors so if the bottom floor of the top floor unit gets too noisy I can just go to the 2nd or the 3rd floor. Any other suggestions? I know this is Turkey not Switzerland but I am a person who is very sensitive to noise and cannot handle any kind of bass speaker or loud music or TV.
