  1. Update: Appointment Booked: 08.02.2021. Appointment Date: 24.02.2021. Positive assessed: 17.03.2021. Card in Hand: 21.03.2021. Total Five weeks from applying in system and getting it in hand.
  2. Hey, As for someone who is a foreigner and has total 3 apartments in Istanbul almost an investment of over 600.000 TL in good times when lira was expensive I can give some advice. 1. Try to buy 2 properties rather than 3. If you can find 1 in a good area near transportation (metrobus etc) would be better. The more units you buy, the more it will be hassle for you to manage it. It is not very easy to find renters who live long-term. Usually renters live short term 3-6 months and move away. This is going to be a problem for you if you buy 3 properties and if yourself prefer to live in India and manage properties online; It would be more practice to stick with 1 property and manage it. 2. According to my experience; maximum rental income you could get from a house is 0.5% per month of your total investment. This if you furnish it and if house is in good neighbourhood near to transportation. So you could calculate it according to your standards in India. If you can earn same from India; It's better to invest there specially if you are not willing to relocate to Turkey for long term living. 3. Use sahibindeen for good house listings and then visit yourself to Turkey and finalize the deal. Most dealers are good; few are shaddy. I have dealt with real estate agents knowing very little Turkish and I managed. 4. I never used or hired a lawyer nor translator. Maybe I was lucky to encounter good people. Hey friends, I have discussed my case on this forum before as well; it was regarding Muracaat belgi but I figured out that Istanbul is no more giving that paper and the only option we have is to wait for our residence permit to arrive before we could leave or it least it is positively assessed in the system. My appointment was on 23.02.2021 and I had to give one missing document regarding my property title deed (tapu) which is provided on the next day on 24.02.2021 and my application was received. Now I wish to know how long does it usually take in Istanbul to get residence permit assessment and card in Istanbul nowadays? Mine is a renewal; I have 2 tapus on my name and it is my third time I am getting a renewal. I would also like to know; renewal applications and the first time applications take same time for assessment and card delivery or it is any different? Looking forward for any help in this regard.
  5. Unfortunately these guys have become very rigid now.. not much cooperative. As I returned after 13 months; I have seen a lot of change in the system, laws and the people behavior as well. And definitely much more inflation and prices hike. But jokes apart, i truly believe that after this corona issue is over or at least it's peak is turned down; things should get easier because in the current system; if someone has applied for a residence permit; he can't leave country even though there is a big emergency in their homeland but they can't go. I find this to be very inhumane and unfair. you have all the rights to disagree with me.
  6. Thanks Ken. UPDATE: I have visited the Istanbul Airport in person (Now days They do not let anyone in without a ticket due to Corona virus) So going there was useless for me. I contacted the immigration office helpline; I also contacted Istanbul Airport Visa and Polis (immigration) department and I also contacted the Fatih immigration office. The result of all communication was: Now days from February 2021 to until no one knows when: If you have applied for a residence permit renewal or new application; they only take your documents on a desk and do not put it in system. I will be in system in the coming days (how many days no one knows). Until it is in the system and your case has been decided either positive or negative. You can not get Muracaat Belgisi; and if you do not have that exit paper; even if you have receipt and first page of your application page; you can not exit Turkish Republic if your residence permit has expired. If you exit, you will need to pay overstay fee and you will most probably face a reentry Ban and your residence permit application will definitely will be cancelled and the fee you paid is lost. (Informed to me by Airport Police immigration department, the guys who stamp our passport exit and entry). Now let us come to the Fatih immigration office statement: If you leave Turkey without your application final decision and without getting the Muracaat Belgi (fifteen days exit permission). Your exit will be flashed in our system and you residence permit application will surely be cancelled. If your residence permit is valid; you will leave without fine and no reentry fine but once you return you will need to again apply for residence permit; and your continuaty of residence permit will be lost and your time of stay in Turkey will start from zero. So it is not worth doing it. Now let me tell you about what the immigration office helpline 157 said. They said your documents are submitted and not in the system yet and if you live in Istanbul and apply from Istanbul; and you leave Turkey with your own will. Your residence permit application will probably will be cancelled. So it is better to wait. So after all these talking and discussion; I have decided to for the moment leave my exams back in my country which I could also appear in the next annual which will be in October. Since it is my 5th Year in Turkey and upon completion of 8 years I plan to get a long term residence permit. I could not afford to risk my residence permit. After all it is a 5 years effort which is most important for me at the moment. These information are valid for Istanbul and valid in the first 6 months of 2021. If someone reads it in future; talk to the competent authorities to know what's happening at those times. Good luck.
  7. Hello friends, I have a situation, I own 2 houses in Turkey on which bases I have been getting 2 years residence permit since 4 years without a problem. Now I submitted my documents to the immigration office in Istanbul on 24th February and my old residence permit also expired on 24th February. The immigration office in Istanbul for some unknown reason isn't giving müracaat Belgi anymore and they said to wait for application acceptance message before leaving Turkey which can take around a month. But my university exams back in my country start from 2 March. For which I have to leave Turkey. With 4 days overstay and without müracaat Belgi if I leave turkey I may have to pay 4 days overstay ceza which i am ready to pay. My concern is if I leave turkey which my residence permit application is in process, can the immigration office cancel my residence permit application? If I pay 4 days overstay fine before leaving, upon my return to turkey will it be a problem for me to enter? Thanks, looking forward for advice.
  8. I have a confusion regarding the term 'legal resident of Turkey since 8 years'. It is currently my 5th year in Turkey but during this time I have visited my country several times. Most of the times my stay outside Turkey was below 90 days at a time but since the corona pandemic my stay outside Turkey this year has been for almost 10 months. During this time I am also taking university courses in my country for my masters degree. So this 10 month interruption will reset all my years or only this year will be lost and by providing educational proof as reason of being outside Turkey can this year be considered as uninterrupted stay? My short term tourist residence permit has been valid since all those years and is still valid at the moment and I also own real estate on my name since last three years. Kindly consider my situation and suggest me best possible outcome in my scenario.

  10. I hold a TRC (Tourism) for 2 years valid till 28.02.2021. I have bought 2 apartments in Istanbul on which basis I have got my residence permit. My question is I came to my country 8 months ago. I wish to return to Turkey on my valid residence permit. Can I return on it or I have to apply for a visa? Is there any legal requirement that I need to enter Turkey in every 6 months to keep my residence permit valid? Please guide me. Looking forward for your help.
  11. Hello friends, I am curious about one question, in 2008, 1 USD was equal to 1.15 TL but now in 2020 1 USD is 6 Turkish Lira. Why is it so? I tried to do a research, at that time Turkish GDP was at 750 Billion $ and now it is 850 Billion $. The economy over time has increased the GDP but the Lira is going down. Why is it so? And if lira was almost equal to Dollar, is it possible now if corrective actions are taken in the monetary policy to get Lira back to its previous glory standing head to head with the dollar?   12. I have applied for the renewal of my residence permit and still waiting for the card to arrive. Meanwhile, I have to leave Turkey for some emergency. I am taking that 15 days return pass with me but I may not be able to return to Turkey within those 15 days. My application has been assessed positively and now is in card printing stage. I have already given a power of attorney (Vekkalet) to a friend of mine so that he is entitled to receive my residence permit from PTT in my absence. Once he receives that card. Can he send that card to me by courier to my home country so that I can use this card while I return to Turkey so I do not have to get a visa?

My question is what is in it for the developer who is demolishing the old building and making a new building.. Giving you rent money until building is made and also give you money for transportation of your goods. And once done; the owners get a flat once again without paying anything.. What is in it for the developer in it???
  14. See your question shifted a bit.. First you asked what is legal and what is illegal. This is to do with the laws written in the books and constitution. People do work illegally but obviously this is illegal and may if caught be deported.. Foreigners work hard and are paid much less than locals and at some places even the Police and other relevant departments also have corruption but having said that at the end of the day. Illegal work is Illegal work.
  15. As far as I know. You can keep your current residence permit and also get a work permit.. Infact your children and wife will not get a work permit. It is only you as an individual.. If you own a property and got a residence permit it means you already have an investor residence permit.. It is a valuable asset since it allows you to apply for passport after 5 years but if you are an American citizen I do not think this must be an attraction to you. Anyway you can keep the current residence permit valid and get a work permit for yourself. I know people who are working on a work permit and also have a residence permit independant of work permit.   16. There are two things... Permission to live and permission to work. The Tourist residence permit is permission to live for 'touristic' purposes only. Any type of Residence permit is a permission to live only. Even the family residence permit (that spouses of Turks) get is also a residence permit hence only giving permission to live. Permission to work is a work permit. Which an employer applies and gets on your behalf for you. This is the only way to legally work in Turkey. Another way is live as a tourist for 8 years and apply for a long term residence permit and a non restrictive work permit. This allows you to work anywhere in Turkey without a need for work permit but it needs at least eight years of uninterrupted residence in Turkey (11 months in every 12 months).
  17. It's been quite a long time since I last came here on this website; I missed the website too. Let me give some news about me. I have purchased an apartment in Istanbul in April 2017. I have been a bit busy so did not apply for the change of residence permit type from 'short term tourism' to 'short term house owner'. I got an appointment and upon the day of randevu; the immigration officer didn't seem to speak good English; anyway he looked through my documents and rejected to transfer from 'short term tourism' to 'short term house owner'. The reason he gave was that my tapu (property title deed) was a LAND (ARSA) BLUE TAPU and this type of tapu must have at least 50% of Land on your name; I tried to explain him that it is an ARSA (LAND TAPU) because the building is made in 1998 and this is how they used to do things that time; now they give a new red TAPU which is apartment TAPU. This system was not enforced in 1998. I can not have 50% of land on my name because this building has 15 apartment and the land area is divided among all the apartment owners. I only have 1/21 part (10 meters square from 210). BUT I had a Belediye paper which showed that apartment is a 75 m2 2+1. It showed the street name and everything but they did not seem to agree to my explanation. According to their explanation; if I buy a 15 or 20 thousand lira land (house) in a village in Turkey they would accept it as property ownership since I will have 100% land rights but I invested more than 150.000 lira and they are not ready to accept it as investment because I only had 1/21 of the land. This is a very amazing and frustrating type of situation. This must not happen. House means a house when I can also provide them with bank statements and all they must accept my case. Anyway so what they suggested me is that I keep living on a 'short term tourist' and just change the address to my new house address and that's it. But this also means that in the records of immigration office I will remain a tourist and after five years I can not apply for a citizenship. I wish to get an opinion on this situation here. Is it mandatory to have 'short term house owner' for five years to get citizenship or the actual requirement is to have a house on name for five years and living on tourist or other type of residence permit makes a little difference. Just having house on name for five years will qualify?

You can go to Directorate General of Migration Management (immigration office) and there is a special desk where you can modify your address and other minor information in the system. If you live outside Istanbul; Your immigration office must have the same desk. Do call 157 and confirm.

Hey, Yes It can be a problem and they can ask you to get another appointment with new address and if this is the case specially in Istanbul it may mean you have to wait another 3 months before new appointment date. If you have already taken the appointment the best action is to visit their main office in Eminyet Fatih and narrate them your situation and ask them for a solution possible; they will get you better. And if you are given a date and a time; it means you can not post. You should not post. When you need to post; the appointment date and time fields are left empty or dashes; Good luck.
  20. So here comes the moment about which I have been talking since long time; I am about to buy an apartment in Istanbul in this month. I have visited some emlak (real estate agents) and used Sahibinden website to find suitable options in the district I live in; I have short listed 4; Now I plan to ask their owners to give me the photocopy of their tapu (property title deed) so I can visit the Belediyesi and get information on the age of property and when the demolition is due. The owners of property told me that age is between 16-20 years but to be sure I have to visit the Belediye which I will. I wish to know if anyone of you knows; what is the average age of a 5/6 story residential apartment building in Istanbul? I also wish to ask the members and specially Ken and others who have knowledge to kindly guide me with basic process on what is going to happen on the day of purchase and at what stage do I pay to the seller the amount and at what stage I pay to emlak and how many days it takes to get the tapu? I need these basic information and in general I need basic procedure on what is going to happen on day of purchase and what to expect and how things will go?

[Information] Changing Network from Vodafone (very rude and insulting representatives) to Turkcell (helpful and kind) while keeping same phone Hey friends, I am here to give an information to all members. I came 9 month ago and bought a sim card from airport which was on Vodafone; after having used it for 9 months I planned to switch to Turkcell but I wished to keep the same number and didn't want to purchase a new sim instead port my number from Vodafone network to Turkcell network. The process seemed easy as I have already gone through this in my home country as well but here it was not as easy as thought. I had to visit at least 10 Turkcell shops in order to find one which was ready to do this for me as all the others said that it is impossible for a foreigner to do this; this service was only available for Turk citizens. But the one which agreed to do this wanted me to go back to vodafone and ask them to give me a 'bilgisi' from their computer which will show that my number is registered with them with my parents names and also that I do not have any outstanding amounts to pay them. Now this was a big hassle because when I visited Vodafone (being in a populated district of Istanbul and having a Turkish speaking friend with me) I had to go through a 15 minute communication with each member of Vodafone service and sale point and when they found out that I was to switch network they were very rude and initially rejected any possible help they could do. But after a half hour debate with them and trying to convince them and requesting them multiple times and telling them that their coverage is not good in the area I live I got lucky and they told me where to go next.... I went there and same half hour convincing and getting insulted process continued but at the end I was given that paper on which only my name, surname and date of birth was printed. (which was wrong' the month entered was wrong). No mother of father name as on the airport the representative is there to make sales and do minimal work. This was a big disappointment. Getting back to Turkcell was a good experience; I explained them through all the problems I had gone through to get to this paper and that I bought sim from Airport and it is not my fault if incomplete or fake information is entered in their system. They accepted it and issued me with a Turkcell sim which should work within four days. I am happy I am with a more professional and respectable company which respects their customers. I will apply next month and I wish to apply for two years I will get or not its a matter of luck. Its not a big deal as 2nd year health insurance will eventually help me later on. I am still a bit confused about the document that we have to take from Nufus Mudurlugu? Should I visit them before my interview or once I am done with interview I have to go there and ask for the paper? What is that paper named? What should I ask them to give me? Is it a mandatory for all who renew? First time when I applied I did not require any such paper only notarized rent contract was enough. Is it a new requirement now? And I would also like to know; I live on European side near Ataturk Havalimani. Which appointment center should I choose? My first application was in Emniyet Fatih but it might be different now? Any information on this? Looking forward.
  23. Hey Graham, this is very sad and unfortunate. So what it means is that its totally matter of luck and the officer dealing us. If he is a good guy we may get two otherwise we have to go with one. I am a bit concerned on which document you needed to pay $60 for and get from Uskudar Nufus Mudurlugu? Is it a mandatory document for all? And would you also like to tell which documents did you present for getting a residence permit? Looking forward.
  24. hey ken, you probably have misunderstood; i purchased a phone outside turkey and brought it here now. I wish to register it with Turkish authorities so my IMEI does not get blocked after a certain period of time. What should I do in this regard?
