I bought an apt in Royal Garden resort and spa, Akbuk in 2007, I have since received little or no information about the build, despite handing over 30,000 stirling. Since finding this website and seeing recent photos of the 'development', i am tired of excuses (but as i'm getting no response from developer's solicitor or sales agent - not even getting those now) it is quite clear to me I will never get the property & want to take action, They have my money and I want it back - or even part of it back!

I would like to hear from anyone also involved, please, please contact me as I think a group is going to be stronger than just me,

Also anyone who has any advice what to do next - is it a case of contacting police because I've been defrauded?

Hi Dragonflies.

I am sad and angry to read your post as stories like this are becoming too frequent and giving good estate agents in Turkey a bad name.

One of my agents is a builder in Altinkum and knows the business very well. If you would like me to put you in touch with him then send me your email address and I will ask them to contact you. He would only need the specific details like the names listed on the contract as the seller. Who the builder is etc etc?. He can then enquire with the relvent offices in resort.

He would not charge you any money as he would simply be finding out informaiton for you. We just want to start taking action to help people as the business of real estate in Turkey is getting a bad name and affecting our business. I would not get involved if you were receiving correspondance but you are not.

If you want to start seeking legal action straight away then I recommend Burcu at London Legal international. She has done POA for some of my cusotmers and is fantastic.

Natalie,This is a good start in repairing the damage the criminal mind has left behind.The wagging tongue is the best advertisement for any business to take advantage of.But unfoutunately the bad businesses have tarnished the whole property industry with the same brush which resulted in the wagging advertising caution and to be aware.

l have also been swindled conned lied betrayed etc etc and going through the proper legals should've made me feel everything is in order to protect myself.Far from the case.l lost a lot of money which was suppose to have been my life savings.

lt is great to know there are some reputable businesses out there that wants to provide a decent and honest service.This will in time attract the punters back,due to the good promotions of public relations where we all should work together as one for this cause.And to condemn the vile cancer that has rotted the local economy,which results in a chain reaction to all the businesses.
l would love to promote good vibes for the businesses here,but first l need 100% proof that the businesses are corrupt free and are willing to provide the service to please the buyer in a professional and diplomatic way.

But apart from that,well done and keep the faith,because the power of good will previal over the weakness of evil

Hi noname,

Excellent post and I totally agree with you. For years I have always adhered to the "well you get good estate agents and bad estate agents" however now I feel different.

In this current economic climate even the builders and agents with the best of intentions hit hard times. The trend seems to be however to bury their head in the samd or compeltely cut off correspondance with their customers as in the case of Dragonflies.

Not only that, for years I had faith in that the legal system would change any day. We are still waiting!!!

The bad amount of transactions is getting bigger press than the good amount of transactions and it is having a knock on effect on business. Yes most will say it is the economic climate however I beleive it can be contributed to both.

I am not saying that we can sort the sitaution out for Dragonflie however if we can find out what is on offical paperwork, then hopefully it will give a start.

Looking at it from a business point of view - It is our duty to start repairing the damage done to our trade.

Looking at it from a personal point of view - if it happened to me I can honestly say it would tip me over the edge.

The situation you are in is becoming more common by the day in Turkey.
You will need to contact others buyers from Royal Garden resort and spa and seek legal advice.
Do your homework and get a solicitor from out of town.
We as a group of 55+ are using a turkish solicitor based in London,UK, Miss Burcu Orhan from www.londonLegalInternational.co.uK is attending court tommorrow to try and get our Tapu for our purchase's on Golden Beach Complex.
You will do best to get as many buyers together as possible.

I have been unable to find out much about Royal Garden Resort other than I believe this was being built by a co-op who have gone their separate ways. What the reason is I dont know but probably people trying to jump on the property band wagon.

One thing that is annoying about the building in Akbuk is that there are already enough buildings laying around as either shells or dilapidated unsold properties while new builds are going up all the time. A bulldozer is what is really needed and proper planning.

Anyway sorry to hear about your terrible ordeal and I hope that something can be done about your ordeal.

I will still try and do some digging to find out what I can.

Dragonflies, are you from N.Ireland? If so have you not tried to contact the men from Kinara who live in Belfast? From what I've read I also believe their solicitor is in Belfast too. As the company is a UK registered company I'd advise you to get in contact with your own Solicitor in your home town...and also to make a report with the PSNI. Trying to retrieve your money through the turkish system will take too long and it's rarely successful.
